Residential Property Manager
Job Summary
The Property Manager is responsible for the overall management of a residential apartment community. This includes the oversight of all staff members including office and maintenance employees as well as management of property operations. The Property Manager reports to the Property Supervisor. Bilingual proficiency in English and Spanish is required for this role. This is an exempt position.

Overall Responsibilities
• Conduct all business in accordance with Richfield Real Estate company policies and procedures, state and federal laws, e.g., OSHA, ADA, Fair Housing, etc. Ensure that on-site personnel comply with all published policies and procedures.
• Understand, analyze, and evaluate financials to ensure the property is meeting financial goals, including, but not limited to, the monthly review of general ledgers and profit & loss statements, and the completion of executive summaries.
• Will assist in formulating budgets for each upcoming calendar year. Responsible for working to achieve the highest possible net operating income by reaching financial goals and staying within budgeted operating expenses.
• Works with Assistant Manager in collection of delinquencies and returned checks. Review all delinquent accounts and determine required action. Follow rent collections and eviction procedures.
• Responsible for the timely processing and approval of all invoices for payment. Will maintain constant communication with vendors and contractors regarding work scheduling, timely completion, and invoice receipt. Ensure property permits are up to date.
• Monitor all utilities, including vacant electric, and keep costs to a minimum without compromising the quality of service required to run the property.
• Complete and maintain logs for capital purchase items, property inventory lists, and any other required tracking.
• Ensure work orders are being handled timely and be proactive with preventative maintenance programs. Identify and notify the supervisor of any deferred maintenance items that require attention. Obtain and present capital bids.
• Professionally and effectively handle all resident issues that may arise, and communicate with the supervisor to resolve more complex issues or capital item requests. Responsible for keeping contact information up to date within all software systems.
• Physically walk and inspect the property and vacant units regularly. Ensure the make-ready boards are updated daily, and that make-ready units are completed promptly for move-ins. Show units must be opened daily.
• Hires, trains, motivates, and guides all on-site staff to achieve the property's operational goals. Conducts ongoing training with office staff on leasing techniques and online leasing, and oversees the accuracy and organization of paperwork. Hold staff meetings, workplace safety meetings, and any other training that may be needed or required.
• Have working knowledge of the submarket competition and maintain awareness of market/industry conditions. Shop submarket competition and complete market surveys monthly. Review and make sure the information is accurate. Establish business relationships with locators/ realtors and area businesses. The Property Manager is responsible for ensuring all inside staff shop submarket competition and for assisting with the completion of market surveys.
• Must have knowledge and know how to complete/train social media platforms, i.e., Facebook, Instagram, Reels, TikTok, etc. Daily and weekly monitoring to ensure the posts are being completed as requested.
• Have operating knowledge of the company operating software to include, but not limited to: MRI, ClickPay, and On-Site Leasing.
• Perform any additional duties or tasks as assigned by Regional Manager. Training is to be completed in 90 to 180 days after hire date. Attendance and punctuality are essential functions of this position. Tardiness and/or absenteeism will not be tolerated, will and will be subject to disciplinary action including termination.
