Position Title: Construction Project Manager / Senior Project Manager (OAR II) Start Date: Approximately mid May- July 2026 or later based on availability of candidate Program: Los Angeles Unified School District Facilities Program Position Location: Los Angeles Area DACM Project Management, Inc. A successful candidate for this position will be assigned to the DACM contract with the Los Angeles Unified School District (LAUSD) Facilities Construction Program. Salary Range: $170,000 to $186,000 per annum DACM employee benefits include: 25 days a year time off with pay, 401K program, medical and dental insurance, professional development program, bonuses, and other benefits. Duties: Position Overview: Manage construction projects on behalf of LAUSD as the Owners Authorized Representative (Project Manager). The work locations will be in downtown Los Angeles and school locations throughout the LAUSD service area. Position Functions Manage, oversee and coordinate all facets of the pre-construction, bid and award, construction, and close-out phase of all assigned projects. Review pre-construction documents and submit comments to Designer as necessary. Plan, organize, and prepare reports to upper management with respect to the status and/or progress of projects. Coordinate with all pertinent public agencies during pre-construction and construction to comply with all off-site work; coordinate with various District and Project staff. Manage both the project budget and schedule to meet the District's qualitative standards; monitor the project budget on a monthly basis and ensure that the budget accurately reflects the project status / progress. Manage daily activities of the contractor, review contractors' construction schedules and submittals, and coordinate responses to the contractors' inquiries thru Requests for Clarifications (RFC) and other related documents. Review substitution submittals from contractors to ensure specification and/or District requirements are complied with. Receive, review, and negotiate Contractor Change Order Proposal(s) to achieve a fair & reasonable price in accordance with the General Conditions; review and address any and all Schedule impacts in accordance with the project specifications in a timely manner. Review the process and monitor payments for the contractor, architects, engineers, and any other pertinent parties. Administer provisions of Professional Service Agreements between Architects and the District. Coordinate District delivery of related fixtures, furniture, and equipment. 12 Monitor and manage project close-out with respect to project certification with the Division of State Architect (DSA) and project financial close-out. Perform other duties as assigned. Minimum Requirements Required Experience: 15 years full time paid experience in Project / Construction Management of Commercial and/or Public / Educational Facility Construction with full responsibility for coordinating complex projects Experience managing individual projects with construction values in excess of $30 million to $50 million. Experience managing multiple projects concurrently 5 rears experience managing construction on educational or public agency facilities Additional Preferred Experience: Design / Build project experience Experience utilizing Building Information Modeling (BIM) Experience with Leadership in Energy and Environmental Design (LEED) certified projects and/or the Collaborative for High Performing Schools (CHPS) Experience with Division of the State Architect (DSA) construction / design processes Experience in formal construction partnering Experience with California Division of the State Architect (DSA) construction / design process Experience with OSHA Safety Regulations; including having completed an OSHA 30 Experience working in occupied buildings Experience with complex remodeling and renovation projects Required Education / Certification: Bachelor's Degree from a recognized college or university in Engineering, Architecture, or Construction Management. Or Possession of a valid Certified Construction Manager (CCM) credential as issued by CMAA Construction Manager Certification Institute (CMCI) Preferred Licenses and Certifications Possession of a valid Certified Construction Manager (CCM) credential as issued by CMAA Construction Manager Certification Institute (CMCI) Registration as a Licensed Architect or Professional Engineer in California
